brand-new builds

New construction homes in Central Virginia

Builders are opening communities all over Chesterfield, Prince George, Colonial Heights, and Dinwiddie. I'll help you compare them, negotiate the incentives, and make sure someone's in your corner from the model home to move-in day.

The friendly person in the model home works for the builder

They're great at their job. Their job is to sell the builder's homes at the builder's price. Here's what I do on your side.

Incentives

Negotiate what's on the table

Builders often offer closing cost help, a rate buydown, or design upgrade credits. I'll push for the best mix for your situation, not just what's on the flyer.

The contract

Read the fine print with you

Builder contracts aren't the standard Virginia purchase agreement, and they're written to protect the builder. I'll walk you through deposits, deadlines, and what happens if the build runs late.

Upgrades

Know standard from extra

The model home is usually loaded with upgrades. We'll sort out what's included, what's worth paying for, and what you can add later for less.

The build

Watch the details for you

I'll stay in touch with the builder during construction, push for a third-party inspection before closing, and walk the final punch list with you.

Two ways to buy new

Quick move-in or build from scratch?

Both get you a brand-new home. The difference is time and how much you get to choose.

Finished two-story new construction home with a two-car garage and covered porch
~30 daysQuick move-in homes are already built or nearly finished. The builder picked the finishes, so you get speed and often the best incentives. Great if you have a lease ending or orders to report.

Several monthsBuilding from scratch means you pick the lot, floor plan, and finishes. It takes longer, and it's the way to get exactly what you want.

Build times vary by builder and community. We'll get a realistic timeline in writing before you sign.

here's the plan

How buying new construction works

The most successful buyers decide what matters before they fall for a model home. That's where we start.

  1. Before any model home

    Start with a conversation

We'll talk budget, timeline, commute, and what you care about most: price, location, amenities, or personalizing every finish. A clear plan keeps you from chasing every shiny model.

    Start the questionnaire
  2. Know your number

    Get pre-approved

Your pre-approval is your magic number. Knowing it first keeps you from falling in love with a floor plan that doesn't fit. We'll compare the builder's lender with an outside lender so you see the real cost of each.

  3. The fun part

    Tour communities together

We'll compare builders, floor plans, lot options, HOA fees, and what's planned for the next phase. I'll register you as my client on the first visit so you keep your representation.

  4. Before you sign

Pick your home and review the contract

We'll go through the builder's contract line by line, lock in your incentives, and plan your design selections around your budget.

  5. Move-in day

    Inspection, walkthrough, keys

An independent inspection catches anything the builder needs to fix before closing. Then we do the final walkthrough, sign, and get your keys to a home nobody's lived in.

not sure yet?

You don't have to pick new or resale today

Lots of my buyers start out sure they want one and end up loving the other. We can tour both and compare the real monthly payment, the lot, the commute, and what you'd spend fixing things up. Then you decide.

good questions

New construction FAQ

Do I need my own agent to buy new construction?

You don't have to have one, but you'll want one. The builder's sales team represents the builder. Your own agent negotiates incentives, reviews the builder's contract, and watches the build for you. Bring your agent to the first visit, because many builders won't add one later.

How does paying a buyer's agent work on a new build?

We'll talk through my compensation together before we ever tour, and it's all put in writing so you know exactly what to expect. Many builders offer compensation to the buyer's agent, and I'll walk you through how it works for the community you choose.

Should I use the builder's lender?

Sometimes the builder's incentives only apply with their preferred lender, and that can be a great deal. Compare a loan estimate from the builder's lender and an outside lender side by side so you know the real cost.

How long does it take to build a new home?

A from-scratch build usually takes several months depending on the builder and the home. Quick move-in homes are already built or close to finished and can often close in about 30 days.

Can I still get an inspection on a new build?

Yes, and I recommend it. Brand-new doesn't mean perfect. An independent inspector can catch issues before closing, while the builder is still responsible for fixing them.
